August Home Sales Statistics are in for Abingdon MD 21009

Ok folks here it is! Theese are the sales stats for Abingdon MD for August 2010. The following statistics were pulled from MRIS.com. It is a mixed bag of news yet again.

Lets look at the downside first. The number of unit sold went from 45 in August 2009 to 30 in August 2010. This is a decrease of 33%. I know, you are thinking why is he blogging about such dismal news. Stay with me. I am about to show you the light at the end of the tunnel. (I hope)

As you can pretty well figure since the units were down, so was the total dollar volume. It went from $10,375,630 to $7,180,900. Ok that is all of the bad news. Now lets look at the posotive shall we?

In 2009 the average sold price was $230,570 in August. Beleive it or not it went up! In August of 2010 it was $239,363. That is a 3.81% increase in twelve months. I know this is not huge but it is an increase none the less.

Also, the days on the market went from 120 down to 88. This is a very key number. Upon further research, it shows that 50% of the homes sold in August this year sold in the first 60 days. What that tells me is that if its priced apropriatley it will sell in a reasonable time frame.

So there you have it folks. Do you want to look at the glass half full or half empty? My personal take on it is I can't wait to see what the future holds!
